Why do I need a realtor as a buyer? Do I have to pay for one? How do I find the best one for me?
Yes, you should have a realtor to help you search and make sure you are not overpaying for a home. Ask your agent to do a CMA on the house you like and provide you comparisons of the neighborhood. You should know how much your neighbor just sold their home for.
Since there is no cost to you as a buyer to have your own Realtor why not? In Washington State the seller normally pays all realtor fees. If you have your own agent they only represent you not the seller. Our jobs as Realtors is to make sure that our client get the right price and are happy. I feel that it is hard to get a buyer get the lowest price and the seller the highest price if you are representing both. So make sure you have the same discussion with your Realtor.
My advice is to find the best Realtor for your family. There are so many agents so how do you find the best one? Every family is different. Some families can only view homes on weekends, so make sure your agent is available on weekends. Some families like text messages or phone calls. Make sure your agent always answers their phone! Also try emailing your agent. How long do they take getting back to you? Just remember this is one of the biggest purchases you will make and you'll want it to be the best experience!
